Improvement Programme (Cyclical & Major Repairs)
Overview
Grampian Housing Association manages over 3,000 houses and flats for rent in Aberdeen, Aberdeenshire and Moray. Maintaining these homes is a top priority for us.
Every year we carry out improvements to our properties. The improvements are done estate by estate. We decide what work to do by the age of the property, stock condition and using information gathered from tenants and the knowledge of local staff.
Reinvestment programme
We have detailed information about all our properties and are currently putting together a five year reinvestment programme to ensure all our properties meet, and continue to meet the Scottish Housing Quality Standard (SHQS) and the Energy Efficiency Standard for Scottish Housing (EESSH).
What is the SHQS?
SHQS is a standard set down by the Scottish Government. In order to meet the SHQS a home should be warm, weatherproof and have reasonably modern facilities.
What is the EESSH?
EESSH is the minimum energy efficiency standard for social housing. It has been developed by the Scottish Government following consultation with social landlords and tenants.
Planned improvements include:
- new kitchens
- new bathrooms
- upgraded central heating systems
- improved insulation & other energy efficiency measures
- roof replacements
- window replacements
- door replacements
- external painting
- communal area refurbishments
- adaptations

What happens during the works
Notification
Before we start any improvement work in your home, we will write to you to let you know and explain the work we will be doing.
We will follow this up with a survey appointment letter and a further notification two weeks before we start the work.
What needs to be done before work can begin?
There are a number of things you will need to do before we start any improvement works in your home. These include:
- Moving furniture away from areas where work is being done. The Contractor will provide you with dust sheets.
- Packing away valuables, ornaments, pictures, mirrors, clocks and any other loose items since there will be some dust and may be some vibrations.
Your responsibilities during the work on your home
It helps us get the work done with the minimum of fuss and disruption if you:
- Allow our workmen access to your property every day we need to work
- Let us know as soon as possible if you cannot keep to a pre-arranged appointment
- Let the workers know if you will be leaving your home at any time while they are there, and what time you expect to return
- Follow advice and information notices regarding health and safety
- Keep pets away from areas we are doing the work
